An InvIT holds operating infrastructure — toll roads, transmission lines, pipelines — and passes the cash through to unitholders, typically quarterly. Yields run higher than equities, but a large share of a distribution is often repayment of capital, which is not income at all: it reduces your cost of acquisition and is taxed only when you sell.
